Q: How long does inspection take?

A: 5.5 hours excluding travel time, and approximately 3 hours to prepare the report

A: We provide a written report via email up to and over 20 pages long

Q:Do you inspect house hold appliances?

A: Our standard and premium reports do not, we can however carry this out for a small additional fee.

Q: How long do I have to cool off on a property purchase?

A: Two working days.

Q: When should the house be inspected?

A: We would advise an inspection prior to the signing of a contract. In our experience the information contained in our report may affect the value of your offer.

Q: How long does the inspection take?

A: An average house would take approximately 4 ½ hours (excluding travel time)

  • Two hours to conduct the inspection for an average house, although large homes can take up to three hours.
  • Thirty minutes to explain the defects to you over the phone or on site.
  • Approximately two hours preparing the report.

Q: How much advance notice is required?

A: Generally an inspection can be carried out within 24 hours of your request.

Q: Who organises the appointment time?

A: Either we or the client can contact the Real Estate agent to arrange an inspection appointment.

Q: Can I be present during the inspection?

A: We encourage you to attend the inspection. You can arrive at any time but we would advise you to join us after one and a half hours of our commencement. We can then go through the results with you after we have finished. If you cannot make it to the site we will call you with a verbal report. We would advise against following us around during the inspection as this can be distracting and we don't want to miss anything.

Q: Will we receive feedback regarding the inspection on the same day?

A: Yes, we can go through our results with you on the phone or on site. The report can be email, faxed, or sent via the post. Alternatively we can organise a time for you to pick it up.

Q: Can an inspection be carried out on a weekend?

A: An inspection can be carried out on a weekend at no extra charge.

Q: Can I cancel an appointment?

A: If an inspection is cancelled less than 24 hours prior to the appointment time we will invoice for the full quoted price.

Q: Can you do an inspection without a written report?

A: No. Australian Standard 4349.1 states that a report must be provided.

Q: Do you charge travel costs?

A: Yes - for sites outside of the Adelaide metropolitan area.

Q: Do you inspect the roof space?

A: Yes the roof space is inspected. You should however be aware that some roof spaces with low pitches are difficult to inspect fully due to air conditioning ducts being in the way. In some roofs the full area cannot be inspected due to limited access.

Q: Do you inspect the sub-floor space?

A: The sub floor space will be inspected as long as there is easy access with a hinged access door. We will not remove floor boards.

Q: Do you inspect household appliances?

A: As part of our premium inspection we do inspect appliances. We do not test them as this service involves turning them on only.

Q: Does your Building Inspection include a Termite and Pest Inspection

A: We do not carry out inspections or surveys for white ants or pests. We would advise that you contact a licensed pest controller for this work.

Q: Do you follow up on problems to check if they've been rectified?

A: Yes, we can carry out this service at an hourly rate.

Q: Do you have indemnity insurance?

A: Yes we do.

Q: Does your company have a complaint handling process?

A: We are members of the Master Builders Association and Association of Building Consultants which have thorough compliant handling processes.

Q: Will the report include cost estimates of major building defects?

A: Yes, However, you should be aware that these are very approximate estimates only and you should not base your decision on purchasing the home based on these figures. Accurate costing take time to do and any estimates given are to be used as a rough guide only.
