Standard Building Inspection Report

Our Standard building inspection report provides the following items in accordance with Australian Standard 4349.1

• Structural survey
• Visual assessment of plumbing and drainage
• A determination of retaining walls and drainage behind
• Salt damp survey using a moisture meter
• Condition of roof and gutters
• Check of inside roof space
• Site drainage
• Condition of doors and windows
• Assessment of wiring visually
• Detailed survey of maintenance requirements to the property
• Condition of roof insulation

Inspections do not include:

• Surveys for white ants and pests. We would advise any client to use a licensed pest controller prior to purchase of a house.
• Electrical testing of fixtures and fittings inside and around the house.
• Pool or spa pumps and filters or pool electronic components.
• Mechanical services (for example: air conditioning).

Standard Report
This includes a survey of the walls to detail if salt damp is present using an electronic salt damp meter.

Prices
Our prices will vary depending on how large or small the property is and where it is located. Please contact us for a quote.

As an indication a free standing house up to 230 m² in floor area within the metropolitan area would cost $350 plus GST for a standard report and $410 plus GST for a premium report.

This includes for travel time, time on site and a written report emailed to you. Houses that are larger or out of the metropolitan area may incur additional costs.
